DEPOSIT:
We take a $500 per month non-refundable American Dollar deposit for each 28-night cycle. If you are reserving for 2 months we take a $1000 American dollar deposit. If you are reserving for 3 months we take a $1500 American dollar deposit. The remaining cost of the rental is payable 30 days prior to arrival.

3. Change of dates policy + COVID-19
If you wish to change your travel dates you may do so at least 31 days (or more) prior to arriving. You may transfer your travel dates up to 2 years in the future (from the original scheduled arrival date) subject to availability of the rented property. If the price of the rented property becomes more expensive based on the new calendar dates you have selected, you would be required to pay all additional costs.
30 days (or less) prior to the scheduled arrival = no change of dates would be permitted.
EXCEPTION: If a newly created government mandated travel restriction were to take effect 30 days (or less) prior to your scheduled arrival please telephone – OR – email us immediately for further instructions. Written documentation from the government (an official government website link) would be required. We may allow a change of dates depending on the unique circumstances of the newly created government mandated travel restriction. FOR EXAMPLE: If all airline flights were forced to be cancelled because of a newly created government restriction and you had absolutely no other means of arriving in Florida (car, train, etc.)..... we may allow a special exception to our 30 day cutoff policy. Please be aware that newly created government restrictions would have to cause a profound interruption to your ability to travel to Florida. Pre-existing travel restrictions that were in effect at the time you originally created the reservation would not apply.
COVID-19 + INTERNATIONAL TRAVEL:
International travel to the United States of America resumed on November 8, 2021. If you are an international traveler and if you had a reservation that was canceled as a direct result of the international travel ban associated with the COVID-19 pandemic, any money held with us (on file) may be utilized towards the creation of a new reservation as long as that new reservation was created no later than November 9, of the year 2023 (two years after the international borders reopened).

5. Why choose a vacation home?
Hotels can be good for some clients. For the same costs (and many times for less) you can have your own vacation home with private swimming pool. We also feature condominiums / apartments in resort type settings.

We offer the closest vacation homes to the Walt Disney World® Resort.
Our family owned business began in 1981 and today we manage 200+ vacation homes, many within 10 miles of the Walt Disney World® Resort.
We can offer you a level of expertise and personalized service that can not be matched in the Walt Disney World® Resort / Orlando area.
7. How large of a vacation home should I ask for?
Vacation Homes are governed by the State of Florida’s Division of Hotels and Restaurants. To determine the amount of persons allowed in each home use this formula:
2 Persons Per Bedroom
THEREFORE:
2 Bedroom Home = Sleeps up to 4 Persons
3 Bedroom Home = Sleeps up to 6 Persons
4 Bedroom Home = Sleeps up to 8 Persons
5 Bedroom Home = Sleeps up to 10 Persons
6 Bedroom Home = Sleeps up to 12 Persons
7 Bedroom Home = Sleeps up to 14 Persons
8. What is the MAXIMUM length of stay?
Florida law defines a "short term vacation home" as a property that rents for less than 3 months. Anything longer is considered to be long term and is governed by a different series of laws.
Alexander Holiday Homes does not feature long term rentals.
9. Why is availability NOT listed online?
Customer service is our highest priority. We feel that having you call us or email us with a selection of homes is the best way to get exactly what you want. We will then be able to assist you with completing your reservation.
10. How can I make a reservation?
There are several methods you can use. We actually prefer that you call us in Florida for the most personalized service.

11. How do I select the right house?
Go to our HOME TOURS Section
Decide what Size Home you wish to Book (2, 3, 4 Bedrooms etc.)
Select the Type of Home (Condominium or House).
Condominium = Shared / Resort pools with lower rates House = A private house that features it's own individual swimming pool
Call us or Email us. Select ad least 2-3 homes from our website (not every home may be available).
12. Am I guaranteed to get the house I requested?
If you book directly with Alexander Homes we guarantee that you will stay in your selected home tour pending unforeseen circumstances beyond our control. Examples of this might be fire, broken air conditioning / heating, flood damage, etc. For your safety and security we would inform you of the these circumstances prior to arrival and assist you with making a different home selection.
TOUR OPERATOR RESERVATIONS:
Clients who make the choice of booking through a tour operator MAY NOT select vacation homes from our website under any circumstances.
13. Where are the properties located?
Our vacation homes are less than 16 miles / 25 KM from the Walt Disney World® Resort. Each home tour features maps that will show the exact location of each neighborhood. You can find these maps at the top of every individual home tour as well on the home tours list.
14. When will I know the address + arrival instructions for my vacation rental?
We do not send the address (or other arrival instructions) until 48 hours prior to arriving. These arrival instructions will be tranmitted by email. This is to protect the safety and security of other guests who may already be residing in the same home. PLEASE ALSO BE AWARE: Part of making a reservation with Alexander Holiday Homes requires an online check-in process to be completed. Specific rental addresses (and other arrival information) would not be provided until the online check-in process is completed. Therefore we strongly encourage all our guests to complete the online check-in process well in advance of the 48 hour time frame thereby allowing the arrival instructions to be transmitted without any glitch.
15. SPA versus JACUZZI HOT TUB
Having the luxury of a spa or a Jacuzzi hot tub are both popular options but there is a difference:
SPA: attached to the swimming pool and heated to the same temperature as the swimming pool.
JACUZZI HOT TUB: these are detached from the swimming pool and can be heated independently as hot as you like.
16. Does the direction a pool affect anything?
Not always. We have North-Facing Pools that may have more sunshine than some South-Facing Pools. It is not so much the exposure of the pool as it is the size of the sun deck! When selecting a home from our website, it is important to consider the size of the pool deck.

1. How are prices determined? / Cleaning Fees?
Alexander Homes has 3 Seasons each with different rates and terms:

CLEANING FEES are built in to the cost of each rental. We do not charge additional cleaning fees unless otherwise advised on the individiaul home tour.
2. TAXES
The rate of sales and tourism tax is caluclated at 13.5%
3. Do we offer discounts and special promotions?
All discounts, specials and savings can be found off our main homepage, typically at the very top.
4. WiFi and Internet
ALL homes offer a High Speed Internet connection at no additional charge.
5. Are swimming pools heated?
ANSWER = MAYBE
Our house rentals feature optional pool heating with all prices displayed on each home tour. Condominium apartments = some do but others do not. If you have any questions it would be best to consult with one of our reservations agents for more details.
CANCELLATION:
HOW TO CANCEL A RESERVATION:
All cancellations must be made in writing transmitted to us in Florida. We will email you an official cancellation form that you print, sign with blue / black ink, and send back to us in the form of a fax or a scanned email photograph. Your cancellation becomes official based on the time that you send the fax or the time that the form is received in our email. Our office operates in the American Eastern Standard Time Zone.

Cancel 31 days or more prior to your arrival:
Loss of the rental deposit however the deposit may be held as credit against a future stay. Read QUESTIONS 1, 2 and 3 under the category called MAKING A RESERVATION for more information about how we work with deposits and our change of dates policy. If you elect not to change your dates for a future rental, and if you simply want to cancel….. if the cancellation occurs at least 31 days (or more) prior to arrival would mean a complete financial loss of the deposit.
PLEASE BE AWARE: To re-book / transfer your rental deposit towards a future reservation, an additional $300 American Dollar rental deposit will be required. This additional $300 will be applied towards the cost of the newly rented property.

Cancel 0-30 days prior to arrival: All payments for rented properties are due 30 days prior to arrival. Within the 30-day cutoff period the cost of the rented property itself would be non-refundable. (All upgrades related to the rented property, including but not limited to the $75 damage waiver, would be refundable.) Therefore we strongly recommend obtaining travel insurance to cover any potential unforeseen cancellations.

ERRORS OR OMISSIONS:
Alexander and Associates reserves the right to cancel any booking prior to arrival made as a result of an error, omission or other unforeseen circumstances. This includes verbal, written or website errors which may affect the price, availability or type of unit rented. An example of this is, but not limited to, if you were quoted a price of $10 (ten dollars) over the telephone when the actual cost of the rental is $1000 (one thousand dollars) as posted on this website.
PET POLICY:
NO animals are permitted except those trained to assist the disabled. Please telephone us for more information about requirements.
As per the AMERICAN'S WITH DISABILITIES ACT, companion pets are not permitted to stay in our vacation rentals. ADA (American's with Disabilities) guidelines can be reviewed here:

1. What happens if extra guests / friends are children who can sleep on the floor or in sleeping bags?
Read the area of this page called "MAKING A RESERVATION" (question #6)
Florida Law allows us to immediately evict guests who violate these laws with no refunds or compensation on account of breaking the rental contract.
2. Do we feature smoking-approved rentals?
NO
All Vacation Homes are NON-Smoking and we ask that if you smoke you please do so outdoors.
Upon check-out each vacation home is professionally cleaned. If smoke odors prevail then we do our best to clean the odor. Unfortunately there is no way of stopping a guest from smoking inside each vacation home. We post no smoking signs in all our homes and ask guests to smoke outside. Abuse of this request will result in additional cleaning fees.
3. Is maid service available?
NO
Vacation homes are professionally cleaned after a guest checks-out and before the arrival of the following guest. Each home comes equipped with a vacuum, broom, mop and pail along with basic cleaning supplies. Daily maid service is not available.
4. Check-IN and Check-OUT Times
Check-In = 16:00 (4pm)
Check-Out = 10:00 (10am)
lf you plan to arrive early or wish to depart later, this option is permitted (subject to availability) for additional fees of $20 per hour for all 1, 2, 3 and 4 bedroom properties and $30 per hour for all 5, 6 and 7 bedroom properties.
5. Do we offer a shuttle services?
NO
We strongly suggest you arrange your own transportation / rented vehicles since public transportation in the greater Orlando area is very limited
6. Check list of items included with every rental:
Iron and Ironing Board
All sheets, linens and towels for the maximum number of guests
All dishes, pots and pans for average size meals
(not major roasting pans or baking dishes)
Coffee + tea maker, food blender and microwave
Starter supply of hand soaps, toilet tissue or paper towels
Each home comes with a mop, broom, vacuum and wash pail
7. We DO NOT supply these items:
Beach Towels
Extra Garbage Bags

Extra Toiletries
Laundry Soap or Dish Washing Liquids
8. Kitchen Appliances
Each kitchen features every required appliance to prepare a meal including refrigerator, stove, microwave oven, dishwasher and more. Kitchens also feature small appliances such as a blenders and coffee machines.
Also included is a full-size clothes washer and dryer.
9. How many vehicles are permitted at each rental?
Motor Homes?
A maximum of 2 standard sized motor vehicles are allowed at any single home. This includes cars, SUV's, minivans, standard size trucks etc. Under local governing county laws, trailers (including but not limited to: boat and moving trailers), motor homes and other similar vehicles are not permitted in residential neighborhoods. Alexander and Associates will not be held responsible for parking tickets and / or towing charges for illegal and / or over-night street parking. Blocking a public sidewalk or parking on the grass is subject to a fine issued by the local county authorities.

10. Is postal service available?
NO
All mailed items must be delivered to our office where we can hold them securely for you
11. Key Collection / How do I return the keys for check-out?
PLease read QUESTIONS 1, 2 and 14 under the section called MAKING A RESERVATION, for more information how arrival instructions are trasmitted. On the day of arrival each guest would proceed directly to the front door of the rented property. Each guest would enter the property using the arrival isntructions that would have already been transmitted to them by email. Most properties feature electronic door locks and the arrival instructions that we transmit would include all necessary codes to access the property. On the final morning guests would ensure that all doors and windows are locked and secure. They would then exit the premises and proceed to their next destination.
12. Electric Vehicle Charging
Please consult with us prior to making a reservation if you are planning to travel with an electric vehicle, to discuss the various charging options. If you are traveling with an electric vehicle we allow level-1 charging at most of our rental properties for a supplemental fee of $250 American dollars per week.
13. Problems beyond your control and beyond our control
FORCE MAJEUR INDEMNIFICATION:
Guest hereby agrees to indemnify and hold Alexander and Associates Inc (dba, Alexander Holiday Homes) harmless for injuries or other losses to the guest (and other persons and property) that may occur in connection with the guest's use of the premises. The guest further agrees that, as the agent for the owner of the premises, Alexander and Associates has no control over the condition of the premises and, furthermore, that Alexander and Associates is not under any obligation to accept the safekeeping of any moneys, securities, jewelry or other articles of personal property belonging to the guest, nor is Alexander and Associates liable for any loss in connection with any such items, or for providing security for the premises. Alexander and Associates will cooperate in forwarding any complaint or concern of the guest to the owner of the premises but shall not be obligated to correct any condition or hazard associated with the premises.
14. Limitation of Liability
Children must, at all times, be supervised by parents when using home and pool facilities.

Inc. / Alexander Holiday Homes Inc. / property owners, do not accept any responsibility or liability for any accident, injury, illness, loss of personal items, or damage sustained to any person or their property during the rental period or use of pool facilities, regardless of howsoever it may have occurred.
Alexander & Associates Ent. Inc. / Alexander Holiday Homes Inc. / property owners, do not accept any responsibility or liability for any failure of services in the home / apartment / pool, regardless of howsoever it may have occurred. However, in the event of a problem, the client should inform our local management who will endeavor to do everything, within reason, to rectify the problem.
Alexander & Associates Ent. Inc. / Alexander Holiday Homes Inc., do not accept liability for the acts or the omissions of our principals over whom we have no control (including but not limited to: airlines, car-rental (hire) companies, theme parks / attractions, homeowners) for whom we act in the capacity of agents. All information regarding the properties is checked to ensure the accuracy of descriptions. However, we are not always able to control all of the components of the home and it is possible that an advertised facility or home / apartment / pool may be withdrawn or changed due to circumstances beyond our control and for which we do not accept liability.
